Information request
Each property is different ,and we charge a percentage of the monthly income, that percentage varies depending on the type of property you have. We charge a one time fee of $150.00 and require a $200.00 contingency be kept in the account at all times (this is always YOUR money). Most importantly we do not charge a rent up fee for renting the property nor monthly minimum fee. Our philosophy is we shouldn’t get paid until you do!!
Through our traffic report system we have identified the top 3 publications to best advertise our properties which are at no cost to you, the owner. If the property has not rented after 2 weeks of being advertised, then we will make arrangements with you to advertise in more publications that cost $50-$150.00 per month. The owner is responsible for these advertisement fees. Please note all calls generated from these sources go directly to our property management staff for personal attention.
If there is a major expenditure, you will be notified ahead of time. Naturally we take care of the "little stuff" without hassling you, unless you request otherwise.
We hold a $200.00 contingency reserve to ensure your property maintenance is taken care of even after you have been mailed your proceeds every month, without having to call you for the "small stuff".
Yes each applicant goes through a scoring process, background and credit check. We carefully examine each application along with verifying employment and rental history. We expect and ensure that each tenant takes pride of ownership when occupying the premises of your property. To best illustrate our process follow the links below to view our rental applications.
Between the 5th -10th of every month you get paid by either a check in the mail or through our fabulous new system direct deposit. It’s quick, painless and goes straight into your bank account, hassle free!
We enter the property a minimum of two times a year (not including the move in and out inspections) to take pictures of the inside and outside of the property. Not to mention we arrange drive by’s every month to ensure the quality of the property is up to par, i.e.; landscaping, watering, no misc. cars parked illegally or trailers, etc.
We strongly advise tenants to acquire their own renters insurance for coverage of their belongings. As the owner you should notify your insurance company that you are now renting out your property.
Well, not to worry, the basic up keep and incurred maintenance of the property is the tenant’s responsibility and as we stated above we make sure that is being taken care of by entering and driving by the premises a couple times a year. What you the owner are responsible for is the basic overall property up keep, i.e.; garbage disposal was old and finally gave out, fascia painting, trees dying, etc.
As we mentioned before each applicant is based on our scoring process. That process includes verifying employment, prior (past 2 landlords) rental history, social security checks, etc. We want to ensure there are no prior evictions on the tenant’s record which would cause them to be denied from renting any of our properties.
We believe and enforce that it is the tenants responsibility to maintain the inside and outside of the property as well as informing us of any and everything that is not working properly in the unit other wise they are held accountable for repairs. It is the tenant’s responsibility and obligation to pay all of the utilities including sewer, garbage and of course rent on time! We do not allow smoking and pets are by approval only.
At the end of each year we provide a complete package for tax purposes including but not limited to: 1099’s, end of the year statements, all original receipts of repairs, maintenance and improvements made. This is sent in a nice, neat and complete package to be handed to your accountant!
